How to open a personal training studio?

I currently have a 40 hour a week job. I plan to open my studio and train for a few hours everyday after my normal daytime job. I will be able to support the cost of rent with 25% of my day job paycheck (after food, gas, living expenses are taken out). That leaves me with 75% of my paycheck.

So the issues I am facing now are what other fees will there be?

Utility. Property upkeep. Taxes. Legal paperwork. Phone. Internet. Music license for commercial use in the studio... basically any of these (or other things I haven't thought of here) I am curious about cost. Or what I have missed.

I have my certifications for training in multiple areas, certified with CPR/AED, insured as a trainer... will I need my own AED on site no matter what?

Any help is welcome. I am not looking to make money from this for at least a year, but I have cash reserves and my day job to support myself and the extra business.
