I want to apply for a mortgage. I want just my name on it but I am married. I am a cosigner on my husbands car. Does the bank take that into account when calculating my debit to income ratio?

Yes, if you are a cosigner on another loan, that will be considered in your debt to income ratio.

No, your husband's income cannot be used to help you qualify if he is not on the mortgage.

You didn't say what state you live in. Whether you are in a community property state or not will have a huge affect on what you can/can't do mortgage-wise.

Yes, they would consider all outstanding loan balances and would normally require both husband and wife to be on the mortgage. Both incomes, debts and credit scores would be used to determine your qualifications.

As far as I know you can't if you're married. The loan would have to be in both names even if one of the persons is not working.
