he domain pizza.com was sold for $2.6 million in 2008.....

but according to siteprice.org it's only worth 28k http://www.siteprice.org/website-worth/w...

and business.com sold for $7.5 million in 1999, but its value on siteprice.org is only listed at 284k

Why the massive difference between their estimated worth and the actual amount they sold for?

Search responses were performed by keywords. So if someone was looking for Pizza then they found Pizza.com often.

Now Google and Yahoo give results by who pays them the most, which is why yo u get ridiculous results on so many searches and might as well just start on page 5 for the relevant answers.

The site name and keywords man less than the dollars paid today. Also if the site is inactive then it has no current traffic to sell with the name,

Automated web site value appraisals are not accurate and at best probably only account for the business that actually transpires on that web site and not walk in store and hand delivered revenue

It was cases of selling high when people were irrational about domain names. Today I got someone desperate to email me to buy their domain name, which was far less desirable than the one I got on my own for my business.

Because people over estimated the value when the domain names were first purchased. Try tv.com and radio.com, too.
